Romania's industrial and logistics space sees 11% growth in demand

The demand for industrial and logistics spaces in Romania surged by 11% in the first half of 2026, showcasing a robust market despite economic challenges. The total stock of modern industrial and logistics spaces reached 8.14 million square meters by the end of June.

Approximately 4 million square meters of this total stock are located in Bucharest and its surrounding areas, emphasizing the capital's central role in the industry. Throughout the country, construction projects added up to 532,000 square meters, contributing to the overall growth of the sector.

The second quarter of 2026 saw a significant acceleration in rental activity, with around 329,000 square meters leased during this period. Bucharest was the focal point for deliveries, generating 255,000 square meters transacted in the second quarter and 386,000 square meters in the first half of the year.

The modern stock in Bucharest now amounts to 3.99 million square meters, with prime rents reaching 4.80 euro per square meter per month. Meanwhile, in regional hubs, rents vary between 4.30 and 4.65 euro per square meter per month.

Timișoara has also made strides in the sector, with a stock of 807,700 square meters and a demand of 73,600 square meters in the first half of the year. Ploiești stands out with a low vacancy rate of just 0.8% and a stock of 574,500 square meters.

Despite the positive trends in the industrial sector, there are signs of economic turbulence, as the number of dissolved companies rose by 12.95% to 29,818 in the first half of 2026. Bucharest recorded the highest number of dissolutions, reaching 6,402 firms.
